While quite a few houses are listed as ‘Sleeps 14’ or ‘great for groups’, very few are set up correctly. Our kitchens are fully equipped for large groups, and you can seat as many people as is reasonable in the kitchen and living room areas. Our houses are clutter-free and have plenty of space for you to move around and put in your own belongings. If you come during the warmer months, you’ll also be able to benefit from our well-designed outdoor spaces with more seating, a BBQ for your use, and a soothing ambiance.
When you organize a trip for a large group, last-minute changes in headcount are common. We allow you to true up your guest number as late as the day of your arrival. Yes, up to two dogs are allowed. Some breeds are excluded – we will send you an SMS to confirm you don’t own one of those after you book with us, giving you the opportunity to cancel for free if you do. You will be signing a Dog Agreement, which is separate from the Rental Agreement. The fee per dog per stay is $100. We don’t allow cats or other animals.
Yes, we have a clean crib for you at each of our properties, ready for you to use, free of charge.
We do not host weddings at our houses, but we do host wedding guests. We do not host wedding receptions, bachelor parties, or any other event involving lots of booze and people. It is okay to have your family members over for dinner or a children’s birthday party.
Yes, we can. We understand your workers have different needs than our regular guests: upon request, we can swap out our white towels and linens for gray ones, schedule weekly or bi-weekly cleanings, and work with your crew manager directly on last-minute headcount or reservation date changes.
Yes, we can. We will need to understand how many children or youth there are and how many chaperones and trainers there will be. The age of the kids coming also matters. Sometimes we run into issues when that ratio is off. If you have 14 kids and two adults, we will have to decline your reservation as it’s not safe for us to take on your group. As a host, we carry significant liability for the well-being of anyone staying with us. We reserve the right to verify the number of adults in your group after your arrival by paying you a quick visit. We had to evict one group who had 14 adults and 2 kids on the reservation, but it was 14 kids and 2 adults staying at the house. The neighbor across the street called us when kids were climbing around on the second story roof. We now ask more questions when see an athletic team booking our houses.
Just book with your best guess and let us know at the latest on the day of your arrival how many guests will be staying at the house. It does not matter whether everyone stays the full duration of the booking – the towels and sheets will have to be changed, regardless. So, just let us know how many are in your group once you know for sure, and we will adjust the headcount on the reservation accordingly.
We are a software-connected host, or an API-connected host, same thing. As such, Airbnb and VRBO allow us to use our own rental agreement as well as get a security deposit authorization form signed. There are benefits to both the guest and the host of proceeding this way: 1) As a host, we don’t have to interact with Airbnb’s Resolution Center. This means, when a guest breaks a window, a window frame, a bed frame, we can get the actual replacement value directly from the guest. We will send an invoice to the guest and deduct that amount from the security deposit. 2) As a guest, you don’t have to interact with Airbnb’s Resolution Center. If you have followed the news over the past two years or so, you know Airbnb is on a mission to weed out bad guests, i.e. guests that make them pay out funds to hosts for damage a guest did. There are plenty of stories of guests who got booted from Airbnb for spilling food on the sofa, which then had to be professionally cleaned, which then got submitted to Airbnb for reimbursement by the host. By dealing directly with each other, things are just a lot less fraught with stress and risk for both parties. 3) We only place a hold on the credit card on file, and all funds stay in your bank account at all times. Once the cleaner has verified all is well with the house, we will release that hold, usually 1-2 days after your checkout. The rental agreement has proven valuable in the four or five instances over the years where a guest caused damage and then disputed the charges with their bank, claiming they don’t know who we are. We then submit the rental agreement along with pictures of the damage and the invoices associated with the repair, and voila, we are kept whole.
We use property management software which ensures the rates on both booking channels are identical. Thus, whether you book on VRBO or Airbnb, you will be paying the same amount. It is displayed differently, though: With VRBO, we become the payment processor right after you book, i.e. we are responsible for paying your GET and TAT taxes to the local authorities. Conversely, Airbnb remains the payment hub after you book, i.e. any changes to your reservation are handled the Airbnb platform. Airbnb and VRBO both charge the guest approximately 14% of the booking amount for their services of being the middleman. They charge us as the host 3%. When you book directly, you save yourself 14% and us 3% in booking fees. We will never take business away from either platform, i.e. if that’s how you found us, then they should be compensated for that. If you, however, have stayed with us before, or have found us organically online, then book directly. It will save you quite a bit of money.
